What to Expect

Any designer has a responsibility to match your budget with your expectations. We are realists, we will not waste your time, if you are expecting the impossible we have a responsibility to be honest with you.

We are often approached by a customer to quote their design. It is common that the design is not in harmony with the site, it is not really right for the customer it is a compromise and it is excessively over budget. A chosen designer must have pricing skills or have access to them.

If your initial design is not used, the cost of the initial design is wasted along with a large amount of lost time not to mention anxiety and disappointment.

Our director is the designer who is proficient with CAD methods including three dimensional walk through imaging. He is also a senior estimator. The cost of structural design elements are contained during the design process.

We offer a series of free meetings including preliminary design work and concepts. As your design evolves and you become more familiar with us and our abilities and when you are comfortable, we will ask that you sign a Preliminary Agreement which does not commit you to us but simply gives us the comfort that you are genuine with a view to building with us.

Often during the design process clients tend to add extra items or enlarge rooms contrary to what we originally indicated for their budget. Once the design is firm enough and certainly not a sketch we will do a ball park costing to confirm what the cost will be within a tight margin.

Clients often become excited and ignore their own budget. An update on anticipated cost is always a good idea so that if things need to be pulled back we are both able to maintain the concept and achieve a good result.
